10 Questions To Ask When Choosing A REALTOR ®
Is it time to sell your Oregon coast beach home? Finding a good Realtor to sell your Lincoln City home should be easy... but with more than 300 Realtor's to choose from, it's far from it when you start. To try and make things easier, we've come up with a list of questions you should be sure to ask in Realtor you are interviewing for the job of selling your home.
1. How long have you been in residential real estate sales?
Like most professions, experience is no guarantee of skill, but much of real estate is learned on the job. Real estate school can't teach a Realtor everything to perform great for their clients. A Realtor who has been through a few tough transactions and made it to the closing table is going to add a lot of value for a seller.
2. How many homes did you and your real estate brokerage sell last year?
This will touch on how much experience they have with listing homes, and how up-to-date they are on the local market. They don't have to have sold the most homes in the area, but you want to see that they've sold at least a handful in the last year.
3. What kind of continuing education do they practice?
Real estate professionals have to take additional specialized training in order to obtain these distinctions. Designations and certifications help define the special skills that an agent can apply to your particular real estate needs. Designations aren't everything though. Ask what real estate related book they've read recently, or which real estate podcast they subscribe to. A good answer here can show you the amount of passion they have for their career.
4. How many days does it take you to sell a home? How does that compare to others?
The Realtor you interview should have information about their performance on hand and be able to present market statistics from their local MLS to provide a comparison. If they keep close track of their performance numbers, this is a clear signal to you that they take their job seriously.
5. What’s the average variation between your listing and final sales price?
This is one indication of a Realtor’s pricing and negotiating skills. This also gives you an idea of how well they know the competition and how to price your home at the right price - not too high, or too low.
6. What specific marketing systems and approaches will you use to sell my home?
Your agent should have an aggressive, innovative plan. They should understand how to market property online beyond just listing your home on Zillow or Realtor.com.
7. Will you represent me exclusively, or might you also choose to represent the buyer?
While it’s usually legal to represent both parties in a transaction, your Realtor should be able to explain his or her philosophy on client obligations and agency relationships.
8. Can you recommend service providers who can help me obtain a mortgage, make home repairs, and so on?
Practitioners should be able to recommend more than one provider and let you know if they have any special relationship with any of the providers. A Realtor should have a network of team members skilled in the areas a Realtor is not as well versed in. Your Realtor should essentially be the middle-person for anything you need to get your home sold.
The best answer here is a question. A real estate agent who pays attention to the way you prefer to communicate and responds accordingly will make for the smoothest transaction. At a minimum, you should hear from your Realtor once a week - even if things are slow with your home's listing for the week.
10. Could you please give me the contact information of your three most recent clients?
At a minimum, ask the Realtor you are considering working with to send you a link to their client reviews. You can also take it one step further and ask for contact info to speak with one or two of their past clients. Referrals are essential for a Realtor, if they don't have a long list of ready and willing past clients, you should question working with that Realtor.
These 10 questions can help you find out more about the person you are getting ready to work with during one of the most significant financial adventures of your life. Many sellers only talk to one Realtor before listing their home. It is recommended you discuss selling your home with at least two, and three is better, brokers before coming to a decision. Using the above list of questions will help you decide which Realtor makes the most sense for your and your home.
